Terms of Service

These terms govern your use of Suitiee, the property-operations platform operated by Clean Basket ("we", "us"), a company established in the Kingdom of Saudi Arabia. They apply to every account — a host managing a few units, an operator running a portfolio, a cleaning company serving them, and the people who work for each — and to every person who uses the platform without an account, such as a guest ordering a service from a sticker in a unit.

By creating an account, or by using Suitiee in any other way, you agree to these terms and to our Privacy Policy. If you are accepting on behalf of a company, you confirm that you are authorised to bind it. If you do not agree, do not use the platform.

1. What Suitiee is

Suitiee is two things joined together. The first is a property-management system (the "PMS"): a calendar and rates, reservations, a guest inbox, connections to booking channels, automations and reports. The second is a cleaning and maintenance marketplace: a host or operator raises a visit, a vetted crew is dispatched, the work is photographed and checked, and the visit is paid for from a prepaid balance.

The two are sold differently. Ordering a clean or a repair never needs the PMS. The PMS is free for a trial period and then paid for by subscription, as described in section 6.

We may change, add to or withdraw features of the platform. Where a change materially reduces what a paid subscription includes, we will tell you before it takes effect and you may cancel without penalty.

2. Accounts

You must be at least eighteen years old and able to enter into a binding contract to hold an account. The information you give us when you register must be accurate and kept up to date; we rely on it to send you invoices, service messages and, where your sign-in uses one, a one-time code.

You are responsible for everything done under your account, including by people you invite to it. Keep your password and sign-in codes to yourself, and tell us at once if you believe someone else has used your account. We may suspend an account while we look into a report of misuse.

Some accounts are reviewed before they can be used. A cleaning provider is approved by us before it can take work, and we may decline or withdraw approval where a provider does not meet our quality standard.

3. Hosts and operators

A host is an account that manages its own units. An operator is an account that manages units on behalf of others, and may invite the owners of those units as hosts under its management. When an operator manages a host's units, the operator is responsible to us for the service ordered on them and for the balance that pays for it, unless the host has been invited to fund its own wallet.

You must hold every licence and permission the law requires to let the units you manage, including the licence issued by the Ministry of Tourism for short-term accommodation where that applies, and you must not use the platform for a unit you are not entitled to let.

You are responsible for the accuracy of the unit details, access instructions and guest information you enter or connect. A cleaning crew is sent to the address you gave and let in by the instructions you wrote.

4. Cleaning and maintenance visits

When you raise a visit — by hand, from a checkout on your calendar, or automatically from a booking — you are placing an order with the crew that accepts it, and Suitiee deducts the price of the visit from your balance or package inside the same transaction that creates the job. The price is shown before you confirm and is the price charged.

You may cancel a visit while it is still pending, that is, before a crew has been dispatched to it. A visit cancelled while pending is refunded in full to the wallet or package it was paid from. Once a crew is on its way, the visit is charged; if the crew cannot gain access at the time you set, the visit is charged as a missed visit.

A crew photographs the unit before and after the work and records what it finds. Those photographs are yours to inspect and are how a dispute about the work is settled. If you are not satisfied with a visit, tell us within forty-eight hours of its completion; we will look at the record and, where the work fell short, redo the visit or credit it back.

Cleaning is carried out by independent providers approved by us, not by our own employees. We select, vet and rate them, and we take responsibility for arranging the visit and for handling any complaint about it, but the crew is responsible for the manner in which the work is done.

5. Packages, wallets and payment

Visits are paid for in advance, either from a wallet you top up or from a package of visits bought for one unit type. A package is valid for the period stated when you buy it, and visits it includes that are not used within that period lapse. Packages and wallet balances are not transferable to another account and are not exchanged for cash, except where the law requires a refund.

All prices on the platform are in Saudi riyals and include value-added tax at the rate in force, currently 15%. A tax invoice is issued for every payment and is available in your account.

Payments are taken through a licensed payment gateway. We never see or store your card number; the gateway does, under its own terms and the rules of the card networks.

6. The PMS subscription

Every new account may use the PMS free of charge for 14 days from the day it is created. After the trial, a host keeps the PMS by subscribing to a plan; an operator is invoiced for it under a separate agreement with us.

The host plan is 150 SAR a month including VAT, which covers up to 3 units, plus 25 SAR a month for each further unit. The price for your account, based on the units you have on the day you pay, is shown before you pay and is the amount charged. Sample units created to show you the product are never counted.

A subscription is paid one period at a time, and nothing is charged automatically: we remind you before a period ends, and you renew by paying for the next one. If a paid period ends before you renew, the PMS stays open for 3 more days; after that it is locked until you pay, and everything else — ordering visits, your units, your wallet and your invoices — stays available. Your data is kept while the PMS is locked.

You may stop subscribing at any time by simply not renewing. A period already paid for is not refunded, except where a change we made to the PMS entitles you to cancel under section 1.

We may change the price of a plan. A change applies from the next period you pay for, never to one you have already paid for, and we will show the new price before you pay it.

7. Channel connections

When you connect a unit to a booking channel — a marketplace such as Airbnb, Booking.com or Gathern, or a calendar link — you authorise us to read the bookings for that unit from the channel and, where the connection allows it, to send the channel the prices, availability and booking rules you set in Suitiee. From that moment the channel takes those values from your Suitiee calendar, and a change you make on the channel itself may be overwritten.

You remain the account holder on each channel and remain bound by its terms. You are responsible for the prices and rules you set, for the bookings the channel accepts on the strength of them, and for keeping your channel account in good standing. We are not responsible for a channel's outage, for its decisions about your listing, or for a booking it accepts that you did not intend, except where the cause is an error in what we sent.

You may disconnect a channel at any time from your account. Disconnecting stops the exchange of data; it does not cancel bookings already made.

8. Guest messages and automations

The guest inbox lets you read and reply to messages from guests on connected channels, and automations let you send messages on a schedule you set. You are the sender of every message that leaves your account, whether you typed it or an automation did, and you are responsible for its content and for complying with the channel's messaging rules and with the law on unsolicited messages.

We may hold or refuse to send a message that appears to be unlawful, abusive or sent in bulk to people who have not asked for it.

9. Acceptable use

You must not use Suitiee to break the law, to infringe anyone's rights, to send spam, to probe or overload our systems, to scrape data from the platform, or to reverse-engineer it. You must not use it to book or clean a unit for an unlawful purpose, and you must treat the crews sent to your units with respect: a crew may leave a unit where it is put at risk, and the visit is charged.

10. Your data and our software

The data you enter or connect — your units, bookings, guests, photographs and messages — is yours. You give us the licence we need to store and process it in order to provide the service, and no more. You may ask us for a copy of it at any time, and we will delete it when your account is closed, subject to what the law requires us to keep (section 3 of the Privacy Policy).

The platform itself — its software, design, documentation and name — is ours or our licensors'. These terms give you the right to use it, not to copy it.

11. Liability

We provide Suitiee with reasonable skill and care, and we aim for it to be available at all times, but we do not promise that it will be uninterrupted or free of error. Booking channels, payment gateways and messaging networks are run by others and may fail; we are not responsible for their failures.

To the extent the law allows, we are not liable for indirect or consequential loss, including lost bookings, lost revenue or damage to reputation, and our total liability to you in any twelve-month period is limited to the amount you paid us in that period. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited under the laws of the Kingdom of Saudi Arabia.

You agree to cover us against claims by third parties — including guests, unit owners and booking channels — that arise from your use of the platform in breach of these terms or of the law.

12. Suspension and termination

You may close your account at any time by writing to us. Any wallet balance is refunded to the payment method it came from, less visits already dispatched; unused package visits lapse.

We may suspend or close an account that breaches these terms, that is used for fraud or abuse, that puts a crew or a guest at risk, or whose balance has been negative for more than thirty days after we have asked for payment. Where practical we will warn you first. A subscription period already paid for is refunded pro rata unless the account was closed for breach.

Sections 5, 10, 11, 13 and 14 continue to apply after an account is closed.

13. Governing law and disputes

These terms are governed by the laws of the Kingdom of Saudi Arabia. If we cannot settle a dispute between us amicably within thirty days of one side raising it in writing, it will be brought before the competent courts of the Kingdom of Saudi Arabia.

These terms are written in Arabic and English. If the two versions differ, the Arabic version prevails.

14. Changes to these terms

We may update these terms. When we do, we will change the date at the top of this page and, where the change is material, tell you by email or in your account at least fourteen days before it takes effect. Continuing to use Suitiee after that date means you accept the new terms.
